Your Questions Answered

Owning a lakefront property comes with unique challenges, especially when you’re not always there to oversee it. Below are answers to some common questions about how Lake Guard can help safeguard your home.

What is Home Watch?

The National Home Watch Association defines Home Watch as “The visual inspection of a home or property looking for obvious issues.”

What is Lake Guard LLC?

Lake Guard LLC is a professional, insured, bonded, and nationally accredited Home Watch service serving the surrounding towns and counties of Lake of the Ozarks. We check your home and property and identify problems or potential problems that can occur while your home is vacant. We provide a physical presence that is not available through a Home Alarm service or Smart Home. Vacant or unoccupied homes are viewed as an increased risk by insurance companies and may lead to higher premiums. Lake Guard mitigates this risk with regularly scheduled visits.

What are your credentials?

Lake Guard proudly displays the Accredited Banner of the National Home Watch Association. We have been thoroughly vetted and approved by this organization, which guarantees that our business is reputable and that we are fully insured and bonded for your protection. We also subscribe to the NHWA’s Code of Ethics and Best Business Practices.

What type of reporting can I expect from you?

Lake Guard will send you a detailed report by email with pictures of any problems identified upon completion of inspecting the interior and exterior of your home. We use the latest reporting technology provided by HomeWatchIT, available through email and their state-of-the-art, user-friendly app.

Do you provide keyholder services?

Absolutely! We can coordinate access to your property for any situation at an annual service fee – plus hourly rate for every occurrence. All we need is your notification of the date and time and any instructions you have.

What Concierge Services do you offer?

Lake Guard LLC offers a range of concierge services to make your time at the lake more enjoyable and stress-free. We can restock your refrigerator with groceries, stock your wine coolers or beer refrigerators, and pick up any other items you need before your arrival. Simply let us know your preferences, and we’ll take care of the rest, so your home is fully prepared for your stay.

If you find a problem, what type of notification will I receive?

Lake Guard will send you a report upon completion of our visit to your home. Any problems identified will be accompanied by photos and details of the issue. If we take any immediate action to prevent further damages, we will contact you immediately to discuss what occurred and what course of action may be needed for the repair.

Can you help me with home maintenance services?

We can gladly do general maintenance/handyman services. If the job is beyond our expertise, we can refer you to quality contractors or vendors and coordinate access to your property. We can also schedule routine maintenance services, at your request.

Are you a property inspector?

While we check your property, we are NOT a property inspector. Property inspectors are usually involved in the sale of a property and conduct detailed inspections of the structure, plumbing, electrical, and HVAC systems. Lake Guard provides a visual inspection of your home or property, looking for obvious issues.

We have a neighborhood watch program. Doesn’t that do the same thing?

Most neighborhood watch programs are passive by nature and do not provide the level of engagement with your property that Lake Guard provides. We will check your property’s interior and exterior in far more detail than you can expect from a neighborhood watch program.

My alarm company provides security for my home. What value do you add?

An alarm company monitors entry into your home and can report a fire, but they do not monitor potential problems that can occur due to broken pipes, gas leaks, mold, pests, or vagrants. Smart home features like multi-function doorbells and cameras only give you a visual overview of your home. But what happens when there is a power outage, a gas leak, or your modem fails? Weekly or bi-weekly visits from Lake Guard can identify those problems or the possibility of their occurrence, notify you with a report, and then offer solutions.

Are you a house sitter service?

We are not house sitters. Our core service includes regularly scheduled visits to your home where we follow a specific and mutually agreed-upon checklist. We are in your home for approximately an hour per visit and take great pride in making sure your home is as you left it for your return. House sitters are not caretakers—they are typically looking for a place to stay with access to everything in your home 24/7.

Are your services expensive?

We believe our services are reasonably priced for the value we provide. When you compare the potential damage due to a leak or damage by pests or storms with our cost, our services offer excellent value. We’d be happy to discuss our pricing for home watch services and any additional services you may require during a free consultation.
